Realty Management Services Inc Is Hiring A Tax Credit Assistant Property Manager Bilingual

Responsibilities
- 🤝 Assist the Property Manager by auditing tenant files to verify income, assets, and eligibility under IRS Section 42 regulations.
- 📄 Help with initial move-ins, annual recertifications, and compliance paperwork to ensure 100% adherence.
- 💰 Review monthly rent rolls, manage delinquencies, and assist with budget preparation.
- 🔑 Support apartment turnover processes and conduct follow-up inspections.
- 🏠 Accompany new residents during move-in inspections and oversee completion of move-in checklists.
- 💵 Prepare bank deposits and maintain procedures related to cash handling.
- 🗓️ Assist with collecting late rental payments and initiate eviction proceedings when necessary.
- 👨⚖️ Participate in court appearances as a community witness, e.g., confirming lease terms, rent balances, or defending community claims.
- 📝 Prepare lease application documents for review by the Property Manager or Regional Property Manager.
- 📞 Greet and respond to inquiries from prospective residents via phone or walk-in visits.
- 🗂️ Record traffic data on daily logs, follow-up with prospects, and participate in waiting list, callback, and market survey programs.
- 🚨 Assist during community emergency situations such as snowstorms, fires, floods, or disasters.
- 📚 Attend seminars, meetings, and training for policy updates, equipment use, and regulatory compliance.
- ⚠️ Immediately report hazards or safety concerns to the Property Manager.
Required Experience & Skills
- Minimum of 1 year experience in LIHTC (Low-Income Housing Tax Credit) communities.
- Tax Credit Specialist (TCS) certification preferred.
- Bilingual skills, especially proficiency in written and spoken Spanish, are a plus.
- 0-3 years of experience in multi-family housing, leasing, maintenance, employee supervision, and resident relations.
- Knowledge of emergency procedures and effective communication with residents, authorities, and management.
- Experience with accounts payable and receivable functions.
- Strong organizational, administrative, and interpersonal skills.

Required Education
Bachelor’s Degree in Residential Property Management or Business Administration is preferred; however, relevant experience may be substituted.
