Position: On-Site Property Manager (Mandarin Fluency Required) 🗝️
Location: College Point, Queens, New York
What We’re Looking For
We seek an experienced property manager who shares our values and excels in managing multiple properties. This individual will be responsible for site visits, meetings, vendor negotiations, coordinating with leasing, overseeing maintenance, and participating in board meetings. Key Responsibilities
- Build and maintain relationships with property owners, contractors, and tenants, providing proactive oversight and maintenance to prevent issues.
- Collaborate with accounting, leasing, and tax teams to efficiently handle tenant concerns, disputes, and contracts.
- Understand building systems, manage repairs, and bid on large maintenance projects; review alteration agreements.
- Prepare, monitor, and analyze budgets, schedule expenses, and generate reports.
- Ensure compliance with federal, state, and local regulations while providing accessible and timely service.
Daily & Monthly Tasks
- Conduct regular site inspections, monitor ongoing maintenance and construction projects, ensuring proper insurance coverage.
- Manage daily property needs, plan long-term capital improvements, and assess property conditions.
- Coordinate with vendors, contractors, and tenants to expedite work and prepare for emergencies.
- Oversee operating budgets, control income and expenses, and complete various reports such as leasing, variance, and capital reports.
- Participate in condo/co-op board meetings, presenting reports related to property activity, inspections, and maintenance.
Skills & Qualifications 🛠️
- Prior experience managing residential rental properties is essential.
- Experience with condos, co-ops, and rentals is highly preferred.
- Solid knowledge of relevant state and federal property regulations.
- Strong stress, time, and problem-solving skills.
- Competency in creating and managing budgets.
- Willingness to travel and work flexible schedules.
- Excellent verbal and written communication abilities.
Preferred Additional Skills
- Proficiency with property management software and other computer tools.
- Established relationships with contractors and service providers.
- Negotiation and conflict-resolution skills.
