Community Manager - Job Purpose 🏢
The Community Manager holds the key responsibility for the overall supervision and performance of the Trinity community. Your goal is to efficiently manage staff, residents, and resources to maximize occupancy, property value, and revenue, aligning with directives from regional leadership and owners. 🌟
Supervisory Responsibilities 🧑💼
- Recruit, interview, hire, and train new staff
- Oversee daily operations, including maintenance services
- Conduct performance evaluations and handle discipline or termination in accordance with policy
Essential Functions 🔑
- Maintain accurate records (rent rolls, delinquency reports, move-ins/outs), and ensure timely data entry into Yardi
- Manage day-to-day community operations and communications
- Review and ensure accuracy of move-in, move-out, and renewal documentation
- Ensure resident files and reports are accurate and compliant
- Collect rent, administer late fees, and monitor delinquency to minimize outstanding balances
- Handle eviction procedures and legal notices promptly
- Follow-up with residents to gauge satisfaction and address concerns
- Verify and deposit receivables efficiently, maintaining financial integrity
- Oversee property appearance and curb appeal to attract tenants
- Coordinate leasing efforts, including open houses and marketing to reduce vacancies
- Ensure compliance with fair housing standards
- Maintain regular attendance and exemplify professionalism
- Train Assistant Community Manager for seamless operational coverage

Education & Experience 🎓
- High School Diploma or equivalent
- Minimum 3+ years in multifamily property management
- At least 1-year experience as a Community Manager
- Valid driver’s license required
- Salary range: $90,000 - $100,000 base + quarterly bonuses and commissions (negotiable)
